Standards and Fees
Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.
Application fee per applicant: $125.00
Corporate Application Fee: $100.00
Corporate Occupant: $25.00 criminal background per occupant
Holding Deposit: $350.00 will be applied to move in costs
Guarantor application: $125.00
Security Deposits: $500.00 normal deposit, $500.00 plus one months rent if an extra deposit is required, due on or before moving in date
Administrative fee: $350.00 non-refundable
Pet fee at move-in non-refundable: $500.00 1st pet, $700.00 2nd pet
Monthly pet fee per apartment: $15.00 per 1st pet, $30.00 per 2nd pet
Water and Sewer: Varies monthly billed directly from utility service provider
Monthly Valet Trash: $30.00
Monthly Late Fees if not paid by the fifth (5) of the month, is $100.00.
NSF Fee: $40 plus applicable late fees
Termination Fee Choice 1: Equivalent to two-month base rent
Termination Fee Choice 2: Owe future rents through lease term or new resident moves into apartment
Pet Policy
Max 2 Allowed | Max weight 75 lb each | One time Fee $500
Rent $15
Comments: Only one nonrefundable fee for 1 pet of $500 or 2 pets of $700 due at move-in. Monthly fee for 1 pet is $15 a month or $30 for 2 pets. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.
Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.
In addition, farm animals, reptiles, rodents, exotic pets or other animals that are vicious or ill-suited for apartment living in the judgment of the apartment management will be prohibited.
